Drainage and grading for Okotoks properties

The most common landscape failure we get called to fix in Okotoks isn’t a planting problem or a hardscape problem. It’s a water problem. Water pooling in low spots. Water running across patios in spring melt. Water finding the foundation. Water saturating clay soil to the point that grass dies and trees stress.

Drainage and grading aren’t glamorous. They’re invisible when they work. But they’re the most important thing you spend on early in any Okotoks landscape project, and they’re what determines whether the rest of the work lasts.

Why Okotoks specifically

The Okotoks area sits on heavy clay. Compacted clay holds water. Water doesn’t soak in; it sits on the surface or runs across it. When it freezes, the volume expansion stresses everything around it: foundations, hardscape, walls, plant roots.

Add the typical Okotoks site profile (some grade, exposed wind, intense spring melt events) and you have a region where water management has to be built into the landscape design from the start.

What good drainage looks like

A properly drained Okotoks property has:

Positive grade away from the house in all directions. The soil at the foundation slopes downward for at least the first six feet, ideally more.

A clear surface drainage plan. Where does water go in a heavy rain or rapid snowmelt. The answer should be specific, not “off into the lawn somewhere.”

Subsurface drainage where needed. French drains, weeping tile, or gravel-filled trenches in spots that hold water.

Hardscape designed to shed water, not collect it. Patios slope away from buildings. Walkways pitch to one side. Decks have proper drainage gaps.

Coordination with downspouts and gutters. Roof water has to go somewhere intentional. Often that’s an extension to a planted bed designed to absorb it, or a buried downspout to a daylight outlet.

Spring melt is the real test

Most Okotoks drainage failures show up in late March and April. The frozen ground prevents absorption, snowmelt accelerates, and water runs across the surface looking for a way down. Properties that handle this gracefully had drainage planned. Properties that didn’t get water in the basement.

We design Okotoks drainage with spring melt as the load case, not summer rain. If the system handles a fast melt event, summer rain is easy.

Foundation protection

Water against a foundation is the most expensive landscape failure. It’s also one of the most preventable.

Grade away from the foundation for at least six feet. More if you can.

Don’t plant beds tight to the foundation that need irrigation. The water you give the plants will find the foundation.

Extend downspouts at least four feet from the foundation, ideally further.

Watch for negative grade caused by settled fill. Properties built in the last 20 years often have fill around the foundation that has settled, creating a slope back toward the house. Re-grade if you find it.

Acreage drainage in Foothills County

Foothills County acreages have all the same issues as town lots, plus a few more:

Larger drainage areas to plan for. Water from neighbouring fields, hillsides, or pastures may flow across the property.

Septic field interactions. Surface drainage shouldn’t direct water toward septic fields.

Well head protection. Surface water that pools near a well is a contamination risk.

Long driveway drainage. A 200-foot driveway needs water management at multiple points along its length, not just where it meets the road.

We design acreage drainage as part of overall site planning, not as an afterthought.

French drains and surface drainage

Two different tools, often used together.

Surface drainage shapes the ground so water flows where you want it to. Swales (shallow grassed channels), graded surfaces, and catch basins with surface drains. Cheaper, less maintenance, often the right first answer.

Subsurface drainage (French drains, weeping tile) handles water that can’t be moved by grading alone. Used for low spots, areas where surface drainage isn’t possible, and behind retaining walls.

Most well-drained Okotoks properties use both. Surface drainage handles the bulk of the water; subsurface drainage handles the rest.

Coordinating with hardscape

Patios, walkways, and decks are surfaces that water will flow across. The drainage plan and the hardscape plan are the same plan. We don’t design one without the other.

Common integration points:

Patio slope and drain points.

Channel drains at the edge of paved areas.

Permeable paving in spots where water needs to absorb rather than run off.

Drainage behind retaining walls.

Catch basins at low points in walkways.
